Terms of use

1. What this site is

Alicerce provides calculators and guides about buying and building property in Portugal. All content is purely informational and educational. It does not constitute financial, legal or tax advice, nor a recommendation to take out any product.

2. What this site is not

We are not credit intermediaries, we are not registered with the Banco de Portugal, we do not receive commissions from banks, and we do not present credit proposals. No result from the calculators is a promise of a rate, of approval, or of a final cost — credit decisions always belong to the institutions, and the final figures depend on your specific case. If you want help comparing bank offers, licensed credit intermediaries exist in Portugal (registered with the Banco de Portugal, paid by the banks, not by the customer) — we do not endorse any particular one.

3. Accuracy and limits of the numbers

We check the tax tables against official sources and document everything in the methodology. Even so, the law changes, banks' pricing changes, and a calculator does not replace a certified accountant, a lawyer, or the notary. Use the results as an informed starting point, not as professional advice.

4. Who sells this

The Kit Compra & Construção and this site's other paid products are sold by Rui Nunes, a private individual trading under Portuguese law (not a registered company). For any question about a purchase, write to skyline.pt@gmail.com.

5. Paid products

Payment for the Kit Compra & Construção (Buy & Build Kit, in Portuguese) is processed by PayPal, under its own terms and conditions; delivery is by instant on-page download after payment confirmation, with links valid for 72 hours.

6. Right of withdrawal and refund guarantee

As a distance-sale consumer under Portuguese law, you have a statutory right of withdrawal: you can cancel a purchase within 14 days, with no reason given and no cost, under Decree-Law 24/2014 of 14 February (the Portuguese law implementing the EU Consumer Rights Directive).

There is an exception to this right that applies to our Kit: article 17(1)(m) of that same law excludes from the right of withdrawal digital content not supplied on a tangible medium — such as a downloadable PDF or Excel file — provided that performance has begun with your prior, express consent, and after you have acknowledged that you thereby lose the right of withdrawal. That is exactly what happens here: the Kit is delivered by instant download, on the page itself, as soon as payment is confirmed. By completing the purchase and downloading the files, you give that express consent and acknowledge that you lose the 14-day right of withdrawal for this digital product, because performance of the contract has already begun.

That doesn't leave you unprotected: we still offer, at our own initiative and as a voluntary commercial guarantee — not because the law requires it — a 30-day refund. Write to us replying to the receipt you get from PayPal, within 30 days of the purchase, and we refund the amount paid, no questions asked.

7. Intellectual property

The site's content (text, calculations, charts, brand) belongs to the publisher of Alicerce. You may quote it with a link back; you may not republish entire guides or redistribute the kit's files.

8. Complaints and dispute resolution

If something goes wrong, write to us first — it's the fastest way to sort it out: skyline.pt@gmail.com. As a consumer buying from a Portuguese seller, you also have access to the Livro de Reclamações Eletrónico (Portugal's official Electronic Complaints Book, required of every Portuguese seller by law).

For consumer disputes we can't resolve directly, you can turn to alternative dispute resolution, under Portuguese Law 144/2015 of 8 September. In Portugal, the competent body is CNIACC — Centro Nacional de Informação e Arbitragem de Conflitos de Consumo (National Centre for Consumer Dispute Information and Arbitration), cniacc.pt.
