Alicerce started as a spreadsheet built to answer a personal question: buy or build? Answering it meant knowing what an escritura (deed) really costs, what the regime jovem (the young first-time buyer scheme) covers and doesn't, what Euribor does to your monthly payment, and what a plot of land is worth once you add the design, fees and construction. No site had the full picture in one place — and some had the numbers wrong.

So we built the calculators we wished we'd found: with the official 2026 tables, the source of every number documented, and the working shown so you can see where the result comes from. The house rule is simple — better honestly approximate than falsely exact: what's an estimate shows as a range, what isn't confirmed shows as “to confirm”.

The site is free and carries no advertising. It pays for itself through the Kit Compra & Construção (Buy & Build Kit, in Portuguese) — the Excel version of the calculators, for anyone who wants to work the scenarios offline — priced at €29 in digital format. We don't take money from banks, real estate agencies or builders.
